Dues & Assessments

Pursuant to the Bill of Assurance for Maumelle Valley Estates (i.e., Cypress Valley, Maumelle Valley, and Summit Ridge neighborhoods), property owners are responsible for payment of annual dues. The current dues rate is $100 yearly.

These funds are used primarily for the maintenance of common areas of the subdivision, utility costs, and the incidental cost of repairs. Excess funds are used for capital improvements for the benefit of the neighborhood (e.g,. playground equipment, signage, etc.).

In January of 2023, the POA Board of Directors voted to implement a base assessment as permitted and provisioned in the POA’s Bylaws. This Base Assessment was set at $25 yearly.

Property owners will receive an invoice by mail each January for an amount equal to their annual dues and the the base assessment (current total, $125). The invoice will also include any previously unpaid balances.

The invoice is due upon receipt and your prompt payment is appreciated. Payments not received by January 31st of each year are subject to a $15 late payment fee.
